Maintaining Grass Tennis Courts in England: A Full Guide
How grass tennis court maintenance actually works in England — loam, ryegrass, mowing heights, rolling, renovation, winter care and what it costs a club.

A grass court is a crop. That is the thing most club committees underestimate when they cost one out: the surface people play on is a living plant growing in soil that has been built for the purpose, and it is only playable during the weeks of the year when the plant is growing fast enough to repair the damage being done to it. The All England Club in SW19 and a two-court village club in Suffolk are managing exactly the same biological problem. They are managing it with wildly different money.
England still has more grass tennis courts than the rest of the world combined, which is a statement about history rather than climate. What follows is how they are built, what is sown on them, how they are cut and rolled and marked through an English summer, what happens the week after play stops, and where the money actually goes. The wider context of the grass court season sits alongside this; here the subject is the turf.
What sits under the grass
Start below the surface, because everything above it is downstream of what is underneath.
A properly constructed grass court is a layered thing. At the bottom is drainage — either a gravel raft with lateral pipework running to an outfall, or, on older courts, nothing at all except whatever the native subsoil happens to do. Above that sits the root zone: a loam, meaning a soil with a deliberate balance of clay, silt and sand, laid to a depth that will hold enough water for the plant without staying wet.
The clay fraction is the argument. Clay binds. A loam with a high clay content compacts under a roller into a firm, true surface that gives a low, fast, predictable bounce and holds a painted line for days. It also drains slowly, and in a dry August it shrinks and cracks. Increase the sand and the court drains, but it goes soft, the ball sits up, and studs tear divots out of the service boxes. Sports loams for tennis sit closer to the cricket square end of that spectrum than to the free-draining sand root zone you would put under a golf green, and English suppliers of that kind of loam are a small trade based mostly around the clay deposits of Essex and Surrey.
Levels matter more than almost anything else. A tennis ball delivered at pace picks up every millimetre of unevenness, and unlike a cricket square there is no accepted tolerance for a bit of character in the bounce. Courts are built dead flat or with a barely perceptible fall, and the flatness has to survive years of rolling, wear and top dressing.
Orientation is fixed by the sun. In England courts are laid out on a roughly north-south axis so that neither player serves into a low sun at the times of day people actually play. And the space around the court is not optional: the ITF's recommended overall area for professional play is noticeably larger than the LTA's minimum for club courts, and almost all of the difference is run-back behind the baseline. Squeeze the run-back and you have built a court that cannot host anything.
Most English club grass courts, it should be said, were not built to any of this. They are lawns that have been mown and rolled for a hundred years on whatever soil was already there. They work, after a fashion, and they explain why so many of them are unplayable for a week after heavy rain.
The grasses used on English tennis courts
Four grasses matter, and only one of them is chosen deliberately any more.
Perennial ryegrass (Lolium perenne) is the modern default. It germinates in days rather than weeks, it establishes into a dense sward, and it recovers from wear faster than anything else that will tolerate being cut at eight millimetres. Turf-type cultivars bred for sport are far finer-leaved than the agricultural ryegrass in a dairy field, and the annual Turfgrass Seed trials published by the British Society of Plant Breeders with the STRI are what most English groundstaff actually use to pick between them. The All England Club moved to a hundred per cent perennial ryegrass sward in 2001, and the club game followed.
Fescues — Chewings and the slender creeping red types — dominated English courts before that. They produce a beautiful fine surface, they cope with low fertility and drought, and they are hopeless at recovering from a heavy wear pattern. On a court that hosts four hours of play a day in July, fescue does not come back.
Browntop bent (Agrostis capillaris) gives the finest sward of all and tolerates the lowest cutting heights. It is slow, it needs managing carefully, and it is now more often found on old courts as a legacy component than sown fresh.
Annual meadow-grass (Poa annua) is the one nobody sows. It arrives anyway, in the seed bank, on boots, in top dressing. It will seed at any cutting height, which is the whole problem: it produces a paler, coarser patch, it is shallow-rooted so it browns off first in drought, and it is the plant most vulnerable to nearly every turf disease in England. A large part of what an autumn renovation is actually doing is thinning out Poa and putting ryegrass back in its place.

The practical consequence for a club is that seed choice is not a one-off decision made at construction. It is remade every autumn at overseeding, and a court's species mix drifts according to how hard it is played and how disciplined the renovation has been.
Mowing: height, frequency and why eight millimetres
Cylinder mowers only. A rotary mower cuts by impact and leaves a torn, ragged leaf edge that browns off within a day and gives fungal spores an open wound to work with. A cylinder mower with a decent blade count shears the leaf against a bottom blade, and on a court cut to single figures the difference is visible from the net.
Height comes down in stages through the spring, never in one drop. The convention groundstaff work to is that no single cut should remove more than about a third of the leaf, because a plant stripped harder than that stops putting energy into roots and spends it on regrowing leaf instead. Take a court from sixteen millimetres to eight in a fortnight and you get a green surface with almost no root under it, which is the court that falls apart in the first hot week.
Eight millimetres is the number because it is the compromise the AELTC arrived at between pace and survival. Lower gives a faster, lower bounce and a court that will not last a fortnight of Grand Slam tennis. Higher gives a court that survives and plays slower, with more grip and a higher sit on the ball. Most English clubs run a little above championship height in normal play, because a millimetre of extra leaf buys a surprising amount of wear tolerance and no member is going to notice.
Frequency in the growing season is daily or close to it, and clippings are boxed off rather than returned — returned clippings build thatch, and thatch on a tennis court is a spongy layer that deadens bounce and holds moisture against the crown of the plant. The direction of cut is changed each time, alternating diagonals and up-and-downs, so that the sward does not develop a grain lying one way. A court with a pronounced nap plays differently depending on which end you are hitting from, which is exactly the sort of thing a good player notices and complains about. Dew is switched or brushed off first thing, before the mower goes on. Wet leaf cuts badly and wet leaf is where disease starts.
Rolling, aeration and the fight for a firm surface
Rolling is the operation that makes a grass court a grass court, and it is also the one that slowly kills it.
The spring programme runs weight up gradually over several weeks, starting light and finishing heavy, and it is done when the soil is moist but not saturated. Roll a dry loam and nothing consolidates; roll a wet one and you smear the surface, seal the pores and drive out the air the roots need. Getting that window right in an English March is largely a matter of standing on the court every morning and deciding.
What rolling buys is trueness and pace. What it costs is compaction, and compaction is the long-term enemy of every grass court in the country: a compacted profile has less pore space, drains worse, holds less oxygen, and grows a shallower root system that then fails in the first drought. The whole aeration programme exists to undo, partially, what the rolling programme has done deliberately.
Aeration through the year
Slit tining in autumn and winter puts narrow vertical fissures into the profile without disturbing the surface much, letting air and water down and encouraging roots to follow. It is the winter operation, done whenever the ground is neither frozen nor sodden, which in some years means hardly at all.
Hollow coring removes physical cores of soil and thatch and lets them be replaced with fresh top dressing. It is the most effective way of relieving compaction and the most disruptive, so it belongs to renovation and never to mid-season.
Verti-draining and similar deep-tine work reaches the pan that forms below the depth a roller normally influences. On an old court that has been rolled every spring since the 1930s, this is often the single most useful thing anyone can do.
Sarel rolling and micro-tining sit in between: shallow, minimally disruptive, and usable in season to break surface tension before irrigation.
The judgement a groundsman makes every year is how much aeration a court can take and still play true when the members turn up in May. Err towards the plant and you get a soft, slow court and a committee that grumbles. Err towards the surface and you get a magnificent June and a court that dies in the second week of July.
Marking out: lines, paint and tolerances
The dimensions have not changed since 1877 and are worth having in front of you before anyone starts measuring.

From the Rules of Tennis. These are the same on grass, clay and hard courts and have been essentially unchanged since the 1870s.
The net is 1.07m at the posts and 0.914m at the centre, held down by a strap. The lines themselves are between 25mm and 50mm wide under the Rules of Tennis, except the baseline, which may be up to 100mm — that is why a baseline looks noticeably fatter than a service line on a properly marked court, and it is a rule rather than a stylistic choice. The centre service line and centre mark are 50mm.
Setting out is done with a tape and the diagonals. Measure the two corner-to-corner diagonals of the doubles rectangle and adjust until they are equal, and the court is square; the arithmetic has not changed since the game left the croquet lawn. Most English clubs put in permanent line pegs at construction so the setting-out is done once and every subsequent marking is a matter of stringing between pegs.
Marking on grass is done with a transfer wheel machine, which rolls a wheel through a paint reservoir and lays the paint down as a band rather than spraying it. Modern court marking paints are titanium dioxide-based, dilute into a water-based emulsion, and are formulated not to scorch the leaf. The compounds used before that were considerably less forgiving: whitening and lime-based mixtures killed the grass under the line, which is why photographs of old courts sometimes show lines as bare earth channels.
Lines wear. They wear fastest exactly where they matter — the baseline at the centre mark, the service lines in the middle of the box — because that is where the feet are. In season a court in regular use is remarked every few days, and the paint has to be laid on a dry, freshly cut surface or it will not key.
Water: irrigation regimes and drought restrictions
July 1976 is still the reference point for anyone in English turf management, and every dry summer since has been measured against it.
A loam-based court needs water for two separate reasons. The obvious one is that the plant needs it. The less obvious one is that the soil needs it: a heavy loam that dries out shrinks, and shrinkage on a tennis court shows up as cracks that open across the surface and produce a bounce nobody can read. Once a loam has cracked, closing it up again takes weeks of careful irrigation, and the first response of pouring water on will simply run down the cracks and out.
Watering is done at night or in the very early morning. Evaporation losses in the middle of an English July afternoon are substantial, and leaf that stays wet overnight in warm conditions is an invitation to disease — which is the tension in the timing, and why irrigation is usually set to finish well before dawn rather than run through to it. Little and often keeps the surface soft and roots shallow; heavier and less frequent drives roots down. The second is what you want, and it takes nerve in a dry spell.
Then there is the law. Temporary Use Bans are imposed by individual water companies, not nationally, and the exemptions differ from company to company — which means two clubs forty miles apart can be under quite different restrictions in the same drought. Some categories of sports turf have historically been treated differently from a domestic lawn, but a club should never assume that: the exemption schedule of the specific water company is the document that governs. Larger venues have insulated themselves by drilling boreholes or capturing roof and surface run-off into storage tanks, and where a club can find the capital for it, that is the most durable answer to the problem.
Under-watering is the more common failure at club level, and it is usually a false economy. A stressed sward in August is a sward that renovates badly in September and comes out of the winter thin.
Wear management and rotating court usage
Watch where the damage actually appears. Not evenly, and not where a non-player expects.
The worst wear on any English grass court is a band roughly a metre deep behind the baseline, centred on the centre mark, where players stand between points and push off to move. Second is the service landing area in each box, where a heavy serve delivers a foot's worth of shear force into a small area a hundred times an afternoon. The rest of the court can look immaculate while those two zones have gone to bare loam.
Everything a club does about wear is an attempt to spread that pattern out or to give it time to grow back:
- Rotating courts rather than sharing them. Closing court three entirely for four days does more good than spreading the same play thinly over all four courts, because grass repairs from the crown and needs uninterrupted days to do it.
- Moving the net and playing across on wide-set courts, so the wear bands land somewhere new. Not every club has the width for it.
- Keeping coaching off the grass. A coaching session is a static player feeding balls into one spot for an hour, which is close to the most concentrated wear pattern it is possible to produce. Most English clubs with mixed surfaces send coaching to the hard courts as a matter of policy.
- Footwear rules. Flat or pimpled soles only. Herringbone and pyramid patterns designed for clay dig in and lift turf, and clubs that do not enforce this find out the hard way in the second week of the season.
- Closing after heavy rain. Play on a saturated loam court does not just mark it, it deforms the levels, and levels are the expensive thing to put back.
Doubles concentrates serving wear and disperses baseline wear; singles does the opposite. Neither is kinder overall. And the honest position, which clubs do not always want to hear, is that the number of playing hours a grass court can absorb is not a fixed figure anyone can publish — it depends on the weather that summer, the age of the sward, the irrigation available and how hard the players hit. End of season renovation and overseeding
The last ball is hit and the machinery comes out the following morning. This is the single most important fortnight in a grass court's year, and the timing is governed by soil temperature rather than by the fixture list.
- Close the courtsPlay stops completely. Everything that follows needs the surface undisturbed for several weeks.
- ScarifyPowered blades cut into the sward in several directions, lifting thatch, surface organic matter and as much annual meadow-grass as possible.
- Relieve compactionHollow coring or deep tining opens the profile and removes cores that a season of rolling has compressed.
- Top dressFresh loam, matched to the existing root zone, is spread to restore levels and fill the holes left by coring.
- Lute and levelThe dressing is worked in with a drag mat or lute until it is flush and the surface is true again.
- OverseedPerennial ryegrass is sown, usually in more than one direction, into the open, warm seedbed the previous steps have created.
- Feed and waterAn autumn fertiliser and consistent irrigation carry germination through. Sheets go on where germination needs help.
- First cutOnce the new grass is established, a high first cut starts the sward on its way to next spring's height.
The standard order of operations for renovating an English grass court. Individual clubs vary the detail and the machinery, not the sequence.
The reason August and early September matter is germination. Ryegrass sown into soil still holding summer warmth is up within a week or so. The same seed sown in mid-October sits in cold soil, germinates patchily or not at all, and leaves a court going into winter with bare ground where the wear was — which is precisely where the Poa and the moss will establish instead. A fortnight's delay in starting renovation can cost a club an entire spring.
Matching the top dressing to the existing root zone is non-negotiable. Spread a sandier dressing over a clay loam and you build a layer interface: water moves down through the sand, hits the finer material below, and stops. Layered profiles are the cause of a surprising number of mysteriously wet courts, and they are effectively permanent once created.
Where a club cannot afford annual full renovation, the compromise is usually to do a full job on the two most-played courts and a lighter scarify-and-overseed on the rest, rotating which courts get the full treatment. That works. Skipping renovation altogether does not — a court left un-renovated for two seasons is a Poa court with a thatch layer, and getting it back is a bigger job than doing it annually would have been.
Winter care and frost damage
Growth effectively stops when soil temperature falls below about five degrees, and once it has stopped, nothing repairs. That single fact governs the whole winter regime: from roughly November to March an English grass court has no capacity to heal, so the only sensible policy is to prevent damage rather than manage it.
Frost is the acute danger. Walk across frozen turf and the ice crystals inside the leaf cells rupture the cell walls; the leaf blackens within a day or two and does not recover until spring growth replaces it. Worse is the partial thaw — a frozen crust over a soft, wet layer beneath — where footfall shears the whole surface sideways off its roots. Clubs rope grass courts off, and the members who grumble about it in a mild January are the same members who would notice the damage in May.
Leaves come off, promptly. A layer of wet leaf on a low-cut sward excludes light, holds moisture against the crown and produces a perfect fusarium patch by Christmas. Drainage outfalls and any surface channels get cleared before the winter rain arrives rather than during it.
Earthworm activity peaks in the mild, wet conditions that make up most of an English winter. Casts are a genuine problem on tennis courts: they smear under any subsequent rolling, they smother the grass beneath them, and each one is a small patch of bare, fertile soil that weed seed lands in. The active ingredient that groundstaff relied on for decades to suppress casting was withdrawn from UK approval, and what is left is cultural — switching and brushing casts off when they are dry enough to shatter, managing surface pH and thatch to make the courts less attractive, and accepting more casting than used to be tolerated.
Winter is also when slit tining is done, whenever a window opens between frozen and waterlogged. In some English winters that window is generous. In others it barely opens at all, and the aeration programme slides into a spring that already has too much in it.
Pests, disease and weeds on turf courts
Fusarium patch, caused by Microdochium nivale, is the disease that costs English clubs the most. It thrives in the mild, damp, still conditions that describe most of an English autumn, it attacks Poa first, and on a low-cut court it leaves brown scars that take a full growing season to fill. Red thread follows nitrogen deficiency and is usually a signal to feed rather than to spray. Anthracnose hits stressed annual meadow-grass in summer. Dollar spot and take-all patch appear less often but are worth recognising.
The regulatory position is the awkward part, and it is worth stating plainly rather than glossing: the range of fungicides approved for amenity turf in the UK has narrowed considerably, approvals and their conditions change, and a product available one season may not be the next. Any club acting on chemical control needs to check current approval status rather than repeat what worked five years ago. What has not changed is that cultural control does most of the work — remove dew every morning, keep nitrogen balanced rather than generous late in the season, reduce thatch, improve air movement across the courts by cutting back the hedges and screening that English clubs love to plant.
The pests are leatherjackets, the larvae of crane flies, and chafer grubs. Both feed on roots, and both produce a distinctive secondary damage that is usually what a club notices first: badgers, rooks and magpies tearing the turf apart to get at them. A court can be rolled back like carpet overnight. Approved insecticides for these have largely gone from the UK amenity market, and the mainstream remaining option is biological — parasitic nematodes applied to moist, warm soil at the right larval stage, which works when the timing and the soil conditions are right and disappointingly poorly when they are not.
Weeds are a smaller problem than most people assume. Broadleaf weeds struggle to survive at eight millimetres, and the ones that do — the flat rosette-forming species — are usually dealt with by hand on a court that is small enough to walk over in ten minutes. The real weeds on a grass court are Poa and moss, and neither responds to a selective herbicide. Both are managed by fixing the conditions that let them in: compaction, shade, thin cover, and a renovation that has been skipped.
How maintenance costs are structured for a club
Nobody should quote a figure here, because the range across English clubs is enormous and the numbers move. But the structure of the cost is stable, and understanding it is what lets a committee make a sensible decision.
Labour is the largest line, by a distance. A grass court needs attention on most days of the playing season — mowing, marking, switching, watering, moving the net. A macadam court needs sweeping and an occasional moss treatment. The difference is not a percentage, it is an order of magnitude in staff hours, and it is the reason grass courts survive at clubs with a paid groundsman and struggle at clubs relying on volunteers.
Machinery is a capital cost that does not scale down. A cylinder mower of sufficient quality, a roller, a scarifier, a top dresser and a marking machine cost roughly the same whether a club has two grass courts or twelve. That fixed cost per court is brutal for small clubs and is the single clearest reason so many English clubs converted their grass to artificial turf or macadam from the 1970s onwards. Sharing machinery between neighbouring clubs, or bringing in a contractor for renovation only, is how the surviving small grass clubs manage it.
Materials and water — seed, loam dressing, fertiliser, line marking paint, fuel — are the visible annual spend and usually the smallest of the three.
Against that sits the revenue problem: a grass court in England generates income for a matter of months and costs money for twelve. Divide the annual cost by the playable hours and the cost per hour on grass is far higher than on any other surface, which is the arithmetic every club that has given up its grass has done. Where the case still stands up, it usually rests on something other than utilisation — heritage, membership appeal, hosting a summer tournament, or a club whose identity is the grass. Funding routes exist and are worth pursuing: the LTA operates facility investment programmes, Sport England has funded natural turf projects, and local authority support is occasionally available where courts are publicly accessible. These tend to fund construction and renovation rather than the recurring maintenance, which is where the real difficulty lies.
What the professional standard actually demands
It is worth separating the club problem from the tournament one, because the two look similar and are not.
A club court has to be safe, reasonably true, and available. A tournament court has to produce a consistent bounce across every court in the venue, at the same speed, for two weeks of the heaviest use any tennis surface receives anywhere, in whatever weather England produces. That is a different job. It requires courts that have been rested through the spring rather than played on, a mowing and rolling regime timed backwards from the first day of the event, moisture managed to the hour, and enough courts in the ground that no single one takes more than its share.

What is worth taking from it at club level is not the technique, most of which is unaffordable, but the discipline: the courts are rested when they need resting, renovated the moment the last ball is hit, and never asked to do something the grass cannot do.
